Certain conditions must be met before an attic truss can be built.

You can build a cape cod or story and a half house by creating a new floor and rebuilding the roof. Repeat this process for the opposing gable wall on this floor. The bottom line is this. On the structure panel of the room specification dialog that opens lower the finished ceiling value to the height that you want the exterior. With pro you can lock certain roof planes and perhaps leave auto roof on but it is best not to rely on that.
